I.         Attendance:

A.            Present:

Reba Chambers, Committee Member

William Goetz, Committee Member

Frank Hoss, Committee Member

Charles Unger, President of the Condominium Association

B.            Present for a portion of the Meeting:

Allen Skillman, Skillman Window, Inc., representing Phantom Screens

 

C.            Absent:

1.             Dale Bell, Committee Member

2.             Jenifer Lucas, Committee Member

 

II.        Phantom Screens for Balconies.

A.            Demonstration. Allen Skillman demonstrated the balcony screen system (insect & solar) with samples and responded to questions.

B.            Selection: The committee agreed to the adoption of a standard for balconies, using the Phantom Screen product line, if the model demonstration on R. Chambers’ balcony is acceptable. The following was selected:

1.             The Executive- The Oversized Power Screen Solution;

2.             Housing and slide mechanisms are to be Rideau Brown;

3.             The screen color is black;

4.             The screen mesh:

a.             20 by 30 (65% solar insulation) [$100 more in cost]

b.            20 by 20 (55% solar insulation)

c.             18 by 14 (40% solar insulation)

C.            Cost: $2000 (6 or more) - $2500 (with 20 x 30)

D.           Electrical: The electrical installation is separate

E.            Procedure to Adopt Standard: The procedure agreed upon to establish the Phantom Screen as a possible standard for the Condominium Association is:

1.             Allen Skillman will make a model of the housing system, using the Rideau Brown color, to demonstrate its appearance with “arched balconies”;

2.             The committee will make photographs of the demonstration and use it in its recommendation, if acceptable to the committee;

3.             R. Chambers will prepare an application for the installation of the screen system, which will serve as a prototype for the association;

4.             The covenants committee will discuss the application and appearance with the Heritage Hunt Covenants Committee;

5.             If the previous steps receive favorable review, the committee will submit R. Chambers’ application to the Condominium Association’s Board for approval;

6.             After the installation, the committee will review the system and if acceptable, it will recommend to the Board that the Phantom Screen Balcony System be adopted as a standard.

 

III.       Covenant Guidelines. Meeting attendees reviewed the first draft prepared by Jenifer Lucas, responding to the many questions that she presented in her draft. W. Goetz is to prepare another draft, incorporating the committees review and input. The general direction in preparing the second draft is to keep the guidelines as short as possible.
