If you discover a maintenance or building problem, report it to Ed Plummer at x1656 or e-mail eplummer@heritagehuntcondos.org, or George Field at x1390. Please DO NOT call the management agent, SCS, to report the problem unless you are unable to reach one of the above AND the problem is an emergency that requires immediate attention.
DO NOT ATTEMPT CORRECTIVE ACTION YOURSELF unless immediate action is absolutely necessary AND you know what you are doing. AND if you do find it necessary to take emergency action, please notify one of the people above as to what happened and what you did. AND where appropriate, take whatever steps are needed so that any service responders will know what has happened and what has been done.
There are no on-site maintenance personnel, so most service calls will involve expense for travel-time as well as repair time. Consequently, each trouble call to SCS can be expected to cost your condo association several hundred dollars! After hours service calls, even more.
Where possible your Board wants first to evaluate problems before deciding what response is appropriate or necessary. Professional help may not be necessary or multiple problems might be combined for fewer service visits, saving money.
If you discover a light out in the condo common areas and would like to report it, call Ed Plummer at x1656 or e-mail eplummer@heritagehuntcondos.org. We check periodically for lights that need attention, but at any given time there may be lights out that we are not yet aware of.
When you think about it, we have an amazing number of light bulbs in our condo buildings; there are 72 candelabra bulbs in the lobbies, about 500 ceiling and wall sconce bulbs in the halls, dozens of fluorescent tubes in the stairwells and garage, and miscellaneous additional lights such as Exit signs. It is not unexpected that some burn out here and there almost weekly.
Sometimes replacing bulbs does not fix the problem. In those cases, it is generally necessary for us to have an electrician come out and this process can take a few days and service calls for a single light out are expensive. We now stock the routine parts used to fix the lights in an effort to reduce electrician time on the service calls.
Ultimately, our housekeeping service will replace bulbs they find out or report fixtures that need attention. However, for the time being, the Board is trying keep track of lights with respect to opportunities to make changes that would be more energy efficient or longer lasting. Therefore, reports of any lighting problems should go to the Board and not to our Condo Managing Agent, Select Community Services.
