LOCK BOXES

Lock box racks are located at the basement level of the SOUTH stairwells of each building. Access is from either the south exterior entrance or from the garage.
We ask the cooperation of Realtors listing units in our condo in using these lock box racks instead of the hand railings at the main entrances.

HERITAGE HUNT IS A FIFTY-FIVE AND OLDER COMMUNITY

Heritage Hunt is a fifty-five and older community under provisions of the Federal Housing for Older Persons Act, which requires that at least one occupant in 80% of dwelling units be at least fifty-five years of age; other restrictions apply. SELLING/LEASING REMINDER

Real estate professionals and unit owners considering selling or leasing their units are reminded that the Virginia Condominium Act in Section 55-79.97 requires "the seller to obtain from the unit owners' association a resale certificate and provide it to the purchaser", and that the Condo Governing Documents, in turn, include pertinent procedures and requirements, of which some are discussed on the Lease of Condo Unit page. The HOA resale package may be obtained from the HH HOA managing agent and the HHCI resale package may be ordered from the Condo managing agent, both listed on the Condo Board, Committees and Managing Agent page.

As part of the resale package, the Condominium Act requires that a Resale Certificate that includes a statement that any improvements or alterations made to the unit by the prior unit owner are not in violation of the condominium instruments. This necessitates the unit be inspected by the Managing Agent or the Condo Board PRIOR to issuing such Certificate. Therefore, to avoid delays at settlement, it is important to order the resale packages as early as possible and certainly when a sales contract or lease is entered into.
 
When anticipating leasing a unit, note that Condo Governing Documents require that a copy of the executed lease be provided to the Condo Board at least 10 days prior to occupancy under the lease, that the tenant be given current copies of both HOA and Condo Association Governing Documents, and that the tenant comply with the age requirements of the Heritage Hunt Community.

CONTRIBUTIONS TO WORKING CAPITAL

Among the charges and fees that apply to the sale or re-sale of a condo in Heritage Hunt are Contributions To Working Capital for both the HH Homeowners Association and the HH Condominium I Unit Owners Association. These fees correspond to twelve (12) months of assessments for the HH HOA and three (3) months for the condo association. The HH HOA fee, which is the larger of the two, should be viewed in the context that purchasing a home in HH includes membership in what amounts to a country club. These fees should be accounted for as part of the settlement process.
