Budget and Finance Meeting

April 16, 2008

 

Meeting opened at 2:00 PM in condo unit A102. Attending were Ed Plummer, Warren Miller, Ginny McCardle, Nick Karanikas, Kay Franklin, and George Field.

Warren Miller discussed the several expected budget shortfalls. These are $7200 for water, $2300 fire protection maintenance, $600 Alarms, and $2000 Misc.  These and others will be covered by the $16,000 contingency that was included.

At this time the budget looks to be adequate for requirements.

A discussion was held regarding the contracts currently in force. Specifically the Trash and Recycle contract which was just renewed.

Ed Plummer discussed the project of the Covenants Committee revised document and getting this document copied and manually distributed to the residents and several copies provided to SCS to be delivered to condo owners not in residence. Copies to be made and assembled at Ginkos for a cost of $286.55. This will result in a savings from what the cost would be if SCS provided that service.

The last Fire Protection inspection by East Coast Fire Protection Co uncovered an out of date meter which will cost $450 to replace and re-inspect.

Also related to the Fire Safety inspection the annoying alarming in unit 310 continues so a request has been made to the East Coast Fire Protection Co to have their technicians come on site and test the control  panel.

The current financial report was discussed and Warren indicated that the budget for the reserve study contributions should reflect cost of living increases to compensate for inflation.

The next meeting should be held on the 21st of May 02:00 PM, location to be determined.
